I’ll start with positives. -View and location were excellent -Security guards are friendly and helpful -Banyan Breeze coffee shop is delightful -Pool and sauna area is nice -staff tried to make up for the short comings detailed below Now the negatives: Building looks like the remodel that never happened Carpet is filthy in the hallways and the baseboards are all off. Our unit had a tub leaking into unit below ours and we were disturbed by security several times due to the complaints. When we contacted Koko Resorts they had already been notified but had not reached out to us first. Then the response was to not shower or use the community showers at the pool’s locker room. When I said that was not acceptable for us they moved us to another unit with a lesser view. Both units we stayed in were not very high on cleanliness standards. The shower tub combo on the first had to be cleaned by us when we arrived. The furniture in both units had stains. The second unit looked like they grabbed a sofa off the side of the road or at a local second hand store. We didn’t even use it we were so disgusted. The bed and linens were clean. My suggestion, hire a professional cleaning service and replace the dirty furniture. In the time of the pandemic and cleanliness should be top priority.

Hotel location is great, close to everything. Hotel is actually apartments, have to ask for a renovated room in order to have a decent room. This is not like staying in the Marriott/Hilton/Holiday Inn. My daughter went to 4 different rooms to find a decent one for me. Her room was a renovated one, so it looked/smelled decent. Older rooms smell a little musty, had non matching furniture. Hotel staff is great, they will bring towels, tissues, whatever u need for your stay no problem. If u don't not plan to stay in the room except to sleep, then this is the place for you. Parking is not the greatest. During the day, everyone will be gone, in the evening (after 7pm), parking lot is so full, you may not get a spot.Overall it is a good value for the price, but pictures are deceiving.

The apartment above us had a clogged toilet which lead to a big stream of toilet water running into our condo. I contacted the emergency number and it took me 6 tries to get someone on the phone. Initially he said he could not do anything for us and called maintenance to fix it. They told us what happened and had us call the emergency line again to ask if we could get a new room. This again took multiple tries and a lot of asking to place us in another room. After our trip I asked for some refund, which took 3.5 months to get a response. The manager finally called me and was extremely rude and would not hear my side of the story and kept cutting me off. Very rude customer service, with low response rate and would not recommend staying at Koko Resorts.

I love the Waikiki Banyan. We stayed there 2 times already, and we are planning to do it again this coming August :) Our apartment was always nice and clean and has been freshly renovated. There is fully functioning kitchen and a huge fridge (sorry we come from Australia :)) Which for us is a big plus as our fridges are big but nothing like that ;) Reception staff is very friendly and helpful. The pool and BBQ area are very nice as well. Everything is close, the beach, shops, buses. We are from Australia and love it there so much. We keep coming back. So as you can tell I have nothing bad to say :) Can't wait for August 2022!

Will never stay here again. Customer service is non existent. Plus they almost ruined our holiday. So rude. If I could give 0 stars I would have. Sydney (who pretended to be manager, she told me she was and then next time I called she told me she needs to talk to her manager) was the most awful person I had to deal with. They just want your money and don't care about anything else.

We tried two different units in two different towers. They were a little run-down but the worst things were related to the buildings themselves. We had more than a dozen false fire alarms. We all had to walk downstairs only to find out that it was another false alarm. No apologies from the management. Brutal. Many times when the elevators were out of order too. I wouldn’t recommend this place.

Stayed on the 37th floor. The location and view was beautiful. The staff were extremely friendly and helpful.

The view of Waikiki Beach from our unit 3602 in Tower 2 was fantastic. It was a clean, comfortable, spacious one bedroom 3 blocks from the beach with a well equipped kitchen. It has a very comfortable, huge king size Tempur-Pedic bed and 4k TV. We enjoyed our stay and would go back again.

The company as a whole is mismanaged, greedy and unscrupulous. The housekeeping staff are untrained and overworked. They do not practice cleanliness standards or have knowledge of enhanced cleaning standards. Rooms are filthy, dirty linens are recycled and unwashed. There is no respect for guests or owners of the condos. I would definitely encourage guests in this age of Covid and other contagious diseases to consider carefully, where they are sleeping. Koko resorts charges a lot of money for guests to stay at their resort and honestly it is filthy dirty. My team was let go because Koko resorts upper management did not want us to implement enhanced cleaning standards. We could Not agree with that. Koko resorts uses 1 dry rag and wipes around. Buyer definitely beware. In response to Steve Larson. This is Not a labor dispute Stop Lying i have emails and pictures to support what I am saying, this is about telling the Truth to people who are spending their hard earned money. Who are coming to your filthy properties to stay and all you care about is Money. It was a regrettable business decision getting involved with a low life business. Thankful it only lasted a week. My staff and I are glad to no longer be doing business with a company that does not uphold cleanliness standards, does not pay its bills and leaves dirty laundry piled high in hallways.

Koko resorts really made our stay in Oahu special!... The condo was very clean and beautiful and we were right next to the Waikiki Beach! Parking was really nice and everything was ready for us upon arrival. Never had to interact with anyone at the desk; all details were set ahead of time and it made us feel like it was our home away from home! I highly recommended this company and will be using them for our next stay in Oahu!

Koko resorts does a great job of cleaning and preparing our condo for our valued guests. They also offer maintenance services which have been very helpful for unexpected events. Keep up the great work!

Condo was nice, good location in Waikiki, nice view of the Ala Wai and mountains, really nice pool that wasn't crowded, very comfortable beds and a parking space. Staff were very friendly. Easy walking distance to all of Waikiki. Not high end luxury but very comfortable and affordable and that is what we were looking for.The Mac/24 across the street has the best breakfast and lunch. Service is outstanding too. We will be staying here on future trips!

Wonderful stay with Koko Resorts, will definitely book again. The condo was very clean and spacious, easy booking and check-in, and the location couldn't be beat. Perfect.

Koko Resorts does an amazing job. Everyone staying at the Waikiki Banyan should stay with them! The staff are super friendly and helpful, and very accommodating. We've stayed with them a few times in the Banyan and we've never had a bad experience; I only have good things to say! The rooms are always super clean when we arrive, and you can see no signs of previous visitors. While the rooms are not super spacious, they are better than you would expect in Waikiki! They have full sized kitchens and bathrooms. For families, they can provide air mattresses so everyone has a bed to sleep on. They also can provide beach toys, surfboards, boogie boards, beach chairs, and more. The hotel itself has a pool, hot tub, barbecues, tennis court, playground for kids, and more! Highly recommend staying with Koko Resorts at the Waikiki Banyan! Prices are so reasonable and I can guarantee you that your stay will be excellent.

Would stay here again, we had a condo suite on the 21st floor Tower 2. Amazing view of the mountains and Diamond head. Hotel was old but clean room was updated and looks modern. AC was great room was 🥶. Beds comfortable and BIG spacious rooms. 7 day stay was AWESOME! Great for families and only 3 minutes walk to beach or Starbucks. Security is on the property 24-7 and they actually walk the property and parking lot(that was awesome) Cameras in elevators and parking garage. They have nice little store in the lobby for things like soap or goodies. The Banyan was great

Nice place. Parking sucks, don't even try to park on level 1 or 2 just go to level 3 way less stress the elevator is on every level. We are close to the beach and have a great view.

Older condo building that has tenants living there between two towers aa well as though who are renting the bed & bedfreakst. Great view Biggie boards and beach chairs to use No dishwasher, had to wash dishes . Divider wall between bedroom and living room not working (maintenance removed it) . Air conditioner filter needs to be changed (maintenance removed it) . Refrigerator and freezer inside light not working . Table on balcony broken and laying down (maintenance removed it) . Drapes in bedroom off track and broke . Carpet has several stains in kitchen table and living room area . Crack and hole in wall in kitchen . No dishwasher so need to clean dishes before leaving . Air conditioner only in living room and hard to get air circulating to bedroom...suggest getting isolating fan for bedroom . Sofa couch is really bad, thin and uncomfortable

While we stayed in a privately owned condo, the staff for Koko Resorts was helpful and accommodating. We are looking forward to staying at the Waikiki Banyan again!

Loved waking up every morning to the view of the mountains and going to bed every night with the lights from the houses on the mountains. Great location to walk anywhere. We had a rough start with the service at 1st come to find out the information that was sent to us was outdated. So after we got all that straightened out it was good. I would stay there again!!

The bad: We booked a room for our family of 6. Room capacity listed online as 6. Online video showed a suite w/2 beds and a fold out sofa bed. We arrived at midnight with our 4 kids to discover 2 beds and a sofa. No sofa bed. The beds had no pillow cases, pillows yellow and stained. No extra bedding/linen provided. 4 towels for the 6 of us to share for the duration. On day 2 we finally received an air mattress. It did not hold air. Day 3 we finally received an air mattress that held air + 2 additional sheets and a musty fleece blanket with a hole in it. No extra pillows. Recap: 2 of our kids didn't have a bed. The entire stay we had no pillow cases, only 4 pillows and 4 towels for 6 people. One of the beds was right up against the window. The curtains heavily stained and smelled terrible (body odor). The glass was greasy and covered in hand prints. The entire suite was quite run down and grungy. The hallways were filthy and a soiled tissue laid outside the elevator for 3 days. We found empty baby food container under the sofa (our kids are lal 10+). Laundry machines worked with coins but the app to pre-pay/load money onto would not work. Garbage/recycling often back up/overflowing out of the trash room. The towel holder fell out of the wall revealing a gaping hole in the plaster on day 1. The dresser in our room had a precarious tilt and the drawers would roll open on their own. On our last night the dresser tipped over on our 10 year old and hurt his arm. Thank goodness it wasn't a small child. Details like safely anchoring the furniture are overlooked. Playground area in disrepair. Some areas of construction pylons and caution tape. Soft areas of flooring are disconcerting. Security told our kids not to play on the court as footing was uneven. Air conditioning leaked/sprayed water constantly so the tiled balcony was dangerously slick. One night the fire alarm went off with directions to evacuate the building. The kids were panicked, one was in the shower and we all started leaving the building before the false alarm was called off. Apparently this is common. One night other guests were throwing firecrackers down to the pool from their balcony scaring the younger swimmers. The good: -air conditioning -parking -pool was a big hit with the kids -convenient location to restaurants, shops and beach -friendly security guards (we did not encounter any other staff the entire stay)

I stayed here many times. Location is good, one block from the beach and one block from Kalakua and all the activities.

Do not rent unit 1408 in tower 1 of the Waikiki Banyan. If you book thru Koko Resorts or another AirBNB your only contact is the rental agent. Good luck getting anyone from Koko Resorts to respond or fix anything. Our unit had broken/damaged bathroom cabinet doors, TV in living room didn’t work and it wasn’t clean. I had to go buy batteries for the remote. They said they would send someone to make the repairs but didn’t nor did they call me to say why. Terrible customer service and rental choices. I will never use them again!

The staff were extremely friendly from the beginning booking to the end cleaning crew and everyone in between. The location was ideal and perfect. Just a quick walk from everything. The parking was wonderful always a spot and the elevators were a nice plus. The room was clean. We will be coming back! We stayed at the Waikiki Banyan.
